Rules for renting guest rooms at
Willa Na Wierchu, Kościeliska 67 D, Zakopane, Poland.

This is a non-binding English summary of the Polish house rules. In case of any discrepancy, the Polish version shall prevail.

§ 1 · General provisions

1. These rules set out the general conditions for reservations and stays at the Willa Na Wierchu property at Kościeliska 67 D in Zakopane (the "Property").
2. The lessor is Przedsiębiorstwo Usługowo-Handlowe Rafał Ciołek, Zamoyskiego 38 b, Zakopane. The property is operated by Ms Lucyna Bobak, tel. +48 668 194 507.
3. Accommodation is provided on a per-night basis to the guest(s) of the booked apartment (the "Guest").
4. The rules apply to all Guests staying on the property.
5. A complete smoking ban applies throughout the property. Due to fire regulations, candles, incense, open flames and electric heaters are also prohibited.
6. For hygiene reasons we ask Guests not to accumulate waste in their apartments (especially used nappies). Please dispose of segregated waste into the external bins located by the entry gate.
7. These rules are available in the apartment and online at www.nawierchu.com.
8. Paying the deposit or checking in confirms that the Guest has read and accepts these rules.

§ 2 · Stay period

1. The apartment is rented per night.
2. Check-in from 14:00, check-out by 10:00.
3. Extension requests must be made directly to the host at least one day in advance and are subject to availability.

§ 3 · Reservation and payment

1. Reservation is required prior to check-in. At check-in the Guest must show a valid photo ID and provide the data needed for registration.

3. The Guest may not transfer the apartment to third parties.
4. Only registered Guests may stay in the apartments. Exceeding the declared number of people (without prior agreement) may result in immediate termination of the contract without refund.
5. After the initial reservation, the Guest receives an email confirmation with the total cost and the deposit amount.
6. The property may refuse a Guest who has previously breached the rules (e.g. caused damage).
7. If the Guest cancels during the stay, no refund is granted.

§ 4 · Fees

1. Prices are confirmed by email at the time of booking.
2. Payment by bank transfer or cash at the property.
3. Booking confirmation requires a deposit. The amount depends on the length of stay.
4. Failure to pay the deposit on time results in automatic cancellation of the preliminary reservation.
5. After the deposit clears, the booking is guaranteed. The remaining balance is due on arrival, before check-in.
6. If a VAT invoice is required, please inform us before paying the deposit.

§ 5 · Arrival and check-in

1. Stays start at 14:00 on the arrival day and end at 10:00 on the departure day.
2. Reception and key handover takes place between 14:00 and 20:00. Outside these hours, by prior phone arrangement.
3. On the arrival day the Guest receives an SMS or email with an access code for the gate, the main door and the apartment. The code is valid from 15:00 on arrival day to 10:00 on departure day.
4. At check-in the Guest must show a valid photo ID, fill in the Guest Card and pay the remaining balance. Payment by card or cash is accepted on site.
5. The Guest must also pay a tourist (city) tax in cash, set by the Zakopane City Council.
6. We reserve the right to refuse check-in if the Guest:
   • does not show a valid ID,
   • does not pay the remaining balance,
   • does not fill in the Guest Card,
   • is under the influence of alcohol or other substances,
   • behaves in a vulgar or aggressive manner.
7. Free parking is available, one space per apartment.
8. Children up to 3 years stay free of charge.
9. All Guests must comply with these rules, sanitary and fire regulations, and follow staff instructions in emergencies.

§ 6 · Faults and emergencies

1. Please report any faults immediately to +48 668 194 507 or willa@nawierchu.com. If unreachable, send an SMS. We will fix issues as quickly as possible.
2. If you notice problems after entering your room, please report them right away.
3. In case of unforeseeable circumstances (e.g. unexpected breakdown), we will offer a replacement apartment of similar or higher standard if available. If not, we may cancel the booking and refund the unused part of the payment.
4. We are not liable for inconveniences caused by external factors (electricity, water, sewage outages). Guests have no claim for refund or damages in such cases.
5. Smoke detectors are installed. Each false alarm caused by prohibited activities (smoking, candles etc.) is subject to a 500 PLN fee.

§ 7 · Liability

1. Children under 12 must be under constant supervision of their legal guardians, who are financially liable for any damage they cause.
2. The Guest is fully liable for any damage to property or equipment caused by themselves or their visitors. The property may charge for damages after departure, with prior phone notification.
3. In case of breach of these rules, we may refuse further service. The person must comply immediately, pay outstanding amounts and damages, and leave the property.
4. When leaving the apartment, please turn off the TV and lights, close the taps, doors and windows.
5. Guests must report any damage immediately.
6. The property is monitored only outside and in common areas (hallway, billiard room).
7. We are not liable for the loss of money, valuables, vehicles or other Guest belongings. Both the parking and the property are unguarded, please secure your belongings. We accept no liability for theft or damage.

§ 8 · Quiet hours

Quiet hours apply from 22:00 to 7:00.

§ 9 · Common areas

1. Playground

• For children staying at the property.
• Equipment is designed for children aged 3 to 12; older children and adults are not permitted to use it.
• The legal guardian must assess whether equipment is appropriate for the child.
• Playground hours: 8:00, 20:00. Use after dark is prohibited.
• Children may use the playground only under the supervision of an adult guardian, who bears full responsibility for them.

2. Billiard room

• Guests must use the equipment with care and as intended.
• Children may use the billiard room only under adult supervision.
• Please clean up after use.
• The fireplace in this room is not to be used.

3. Sauna and jacuzzi

• Reservation and payment required.
• Open only during: 28 Apr, 5 May; 20 Jun, 31 Aug; 26 Dec, 1 Mar.
• Use equipment as intended.
• Children may enter only under adult supervision.
• Please clean up after use of the jacuzzi.
• Personal hygiene required (shower before using jacuzzi and sauna).
• Only healthy persons without medical contraindications may use the equipment.

4. Grill

• The grill area is available for all Guests.
• Use at your own risk, the operator is not liable for safety or health.
• Only hardwood charcoal or deciduous wood is allowed.
• Children and youths may use the grill only under adult supervision.
• Take extra care when lighting, maintaining and extinguishing fire.
• Never leave a lit grill unattended.
• Extinguish the grill after use and clean the equipment well.
• Leave the grill area clean. Dispose of waste and ashes in the designated containers.

§ 10 · Additional provisions

1. The property accepts small pets, by prior agreement. A damage fee may apply. Please keep the area clean and clean up after your pet.
2. Storage of hazardous goods in the rooms is prohibited.
3. The Guest consents to the storage and processing of personal data in accordance with the Polish Personal Data Protection Act, for the purposes of carrying out the stay. The Guest has the right to access and correct their data.
4. Door-to-door sales on the premises are prohibited.
5. Excessive noise, unpleasant odours or anything else disturbing other Guests is prohibited.
6. Guests may not make any changes to the apartments or their equipment.
7. In matters not regulated by these rules, the provisions of the Polish Civil Code apply.
8. The property reserves the right to amend these rules.
